Frequently asked questions about buying property on the Costa Blanca
What taxes and costs do I need to pay when buying a property in Spain?
For resale properties, buyers pay ITP — Property Transfer Tax — in the Valencian Community. For new-build properties, VAT at 10% plus Stamp Duty, known as AJD, applies. You should also allow for notary fees, Land Registry fees and administrative costs. In total, you should budget between 10% and 13% on top of the purchase price. We provide the exact breakdown before you buy.
Does buying a property in Spain grant residency or a Golden Visa?
Buying a property does not automatically grant residency. The Golden Visa programme for property investment ended in April 2025, so it is no longer a valid route. If you need to reside in Spain, we can advise you on the current options.

What is the difference between buying a new-build property and a resale property?
New-build properties usually offer modern homes, energy efficiency and up-to-date finishes. Resale properties may offer better established locations, greater room for negotiation or immediate availability. The best option depends on your budget, timeframe and purchase objective.
